In today’s market, existing owners of real estate have been able to maintain control of their properties, despite reduced cash flow, by refinancing at interest rates low enough to avoid foreclosure. Also, there has been no shortage of capital. In fact, the flow of capital from both private and institutional investors has actually increased, sustaining prices in many markets, but lowering investors’ return expectations by as much as 150 to 200 basis points below historical norms. Why are investors so willing to accept these lower returns?
